Büyükçekmece Became the New City on the West of İstanbul
Büyükçekmece is one of the few districts that did not allow illegal shanty settlements, which is one of the most prominent issues in Turkey. The district has become the west side of İstanbul by recovering from its appearance as a summer-home town in the last 15 years due to its transportation facilities and lack of suitable residential land plots within İstanbul.
Büyükçekmece, which was a sub-district of Çatalca until the year 1958 became an independent district in 1987. The elections in 1994 were very influential on the fate of Büyükçekmece and the district entered a period of change. With sewage systems, coast and lake water collectors, waste water treatment system, clean and broad streets and roads, trees on streets and modern sidewalks, Büyükçekmece met all the requirements of modern urbanization. Büyükçekmece, the summer-house district of the past, today became a district that is able to embody all vacation, permanent residence, trade, industry, art and culture elements that are in demand and sought after.
Büyükçekmece, which was settled in the area where Marmara Sea and Büyükçekmece Lake intercept, preserved its feature as the summer resort of İstanbul until now since it is a coastal district but the population still rises in summer. In order to protect the forests and water sources in the north of the city, take the urban development towards north under control and reduce the housing pressure in the center of the city, the urban development in İstanbul was moved towards Edirne. When it was desired for new centers to be developed along the coast of Marmara Sea, Büyükçekmece came to the forefront. Developing industrial zones, increase of big companies and growth of industry in places such as Çorlu, Çerkez which are in the Thrace region but are also close to İstanbul had effect in this urban planning decision. During the last 20 years, every single area in Büyükçekmece was provided with a zoning plan. No shanty town housing or any other illegal housing was allowed after housing was made to require a construction permit with strict regulations. When Büyükçekmece Became the District of Education with 4 Campuses
Besides many newly-opened public and private schools, the district also hosts campuses of Beykent University, Fatih University, Bahçeşehir University and Arel University. Büyükçekmece, which was one of the summer resorts of İstanbul until 1985, drew the attention of investors and contractors via the planning work undertaken between the years 1985 and 1995 and there were many developments in the construction sector. Büyükçekmece turned into a district in which large-scale residence buildings and villa neighborhoods were constructed for the rapidly growing population. Especially, the regions of Mimaroba and Sinanoba became the most developed locations. Thus, Büyükçekmece gained the feature of having alternatives for everyone, from luxurious and modern sites of which landscaping is prominent to 100 to 400 square-meter flats.
Upon the emergence of plans that propose for the third airport of İstanbul to be constructed in Silivri, logistics, informatics and technology centers of the city started moving to Büyükçekmece. Büyükçekmece, which has been chosen as a "base" for construction companies in recent years, was referred to as a summer resort for a long time. The population of the district which contributed to the increasing pace of investments in the region via the "attraction" of its lake continues to grow gradually. Büyükçekmece became the preference of many companies which created projects involving more than 250.000 residences such as Alkent Evleri, Pelican Hill and Toskana Vadisi Evleri in the last 10 years. Additionally, 20 shopping malls were opened during this period as well. Büyükçekmece Mayor Hasan Akgün has stated that the district's name will become the synonym for "fun" while evaluating Büyükçekmece in respect to real estate sector.
Opportunities to Come for the District
Mayor Akgün, who also commented on the future progress of investments in Büyükçekmece, was quoted say "The district with the highest number of residences built in the last 10 years is Büyükçekmece. Most of these residences are inhabited while some of these will be ready for moving in soon and the construction of others are about to be completed. I presume that over 50.000 residences will be added to these in the next 5 years".

Mayor Akgün, who went on to explain why investors prefer Büyükçekmece, stated the following in relation to the subject: "The most significant factor in the preferability of this district is the fact that it is free from illegal shanty housing. There are no illegally constructed buildings or infrastructure problems here. We never compromise on planned urbanization in Büyükçekmece."
Akgün who also commented on the investor profile in Büyükçekmece, was quoted to say, "People from both Europe and the wealthy Persian Gulf countries come to Büyükçekmece to buy or build villas around the lake basin. Some of these foreigners act by themselves while others are in cooperation or partnerships with Turkish companies."
There is an important industrial zone among the residential construction in Büyükçekmece. A significant industrial era is formed in Kıraç region between Yakuplu and Beylikdüzü. There are many Italians, French, Germans, English and Dutch in the district. Despite all the recent housing constructions, Büyükçekmece Municipality never compromises on zoning plans and implements these to their finest detail.
New Projects Increase the Population
Mayor Akgün who stated that real estate sales have affected the district population, was quoted to say, "The number of permanent residents in the district has increased 300% in the last 10 years. However, Büyükçekmece is still able to preserve its character as a summer resort because 50 to 60% of the population still reside here only during summer. The number of residents living in the district center used to be 25.000. This number rose to 100.000 in recent years. When you add the number of those living outside the center to this as well, the total rises to over 150.000. In summer, the population is more than 700.000."
Close to Relaxation, Far from Earthquake Dangers
While commenting on the earthquake resistance of the buildings in the district, Mayor Akgün stated the following: "There is no earthquake danger in our district. All buildings were constructed according to plan. No illegal storeys were added to any of the structures in Büyükçekmece. Starting from the year 2000, we made it mandatory for the roofs of all new buildings to be covered with green material. This was done merely for the purposes of aesthetics. But today, we see that those who come to the district to buy a home are able to easily identify new buildings and prefer these.
